Booking Terms

1. Check-in/Check-out:

  • Check-in time: from 4:00 PM.

  • Check-out time: by 10:00 AM.

 

2. Guest Registration:

  • Booking is subject to ID Verification (we ask for you to confirm your identity after booking by uploading a photo ID via our booking software).

  • The total number of guests must match the number specified in the booking.

  • No additional day or overnight guests are permitted without prior written approval.

  • Maximum 4 adults and 1 child due to the reduced size of the 5th bed which is not suitable for adults.

 

3. No Parties or Events: 

  • Parties, large gatherings, or events are strictly prohibited.​

4. Cleanliness:

  • Please treat the cottage with respect during your stay and leave it in a clean and tidy condition upon departure. This includes washing, drying, and putting away kitchen items, removing all personal items, and ensuring that all furniture and items are returned to their original positions. Excessive cleaning may result in additional fees.

  • Dispose of rubbish and recycling in the appropriate bins.

  • Please don’t put anything other than toilet paper down the loo… we have a septic tank so it will cause blockages and/or issues. We provide hygiene bags by both toilets.

  • Our cottage is located in a rural setting, surrounded by nature. Whilst we maintain high cleaning standards, guests should be aware that indoor encounters or evidence of wildlife such as spiders, insects, or even the occasional field mouse are possible. We take proactive measures to minimise this, but there is always the chance that something wanders in through an open door. This is a reality of countryside living and a refund will not be granted on this basis.    

 

5. Issues:

  • If any issues arise during your stay, please notify us immediately so we can seek to resolve them. Do not attempt to repair or tamper with any property systems yourself.

 

6. No Smoking:

  • Smoking and vaping is prohibited at the property.

 

7. Fire Safety / Heath and Safety:

  • All guests must read and familiarise themselves with the safety guide in the guestbook.

  • In the event of fire, please vacate the premises immediately.

  • Please do not unplug or move the safety torches, they are there to ensure emergency exit lighting in the event of an fire.

  • We prohibit the use of any hazardous items, such as candles, tea lights or ethanol burners.

 

8. Damage and accidents:

  • We would be grateful if you can inform us as soon as possible if any happens, so we can help repair, make good or replace anything for the rest of your stay, and so we can be ready for the arrival of the next guests.

  • Guests are liable for any damage and accidents caused during their stay. Any damage beyond normal wear and tear may be charged to the guest.

 

9. Security:

  • Please ensure that the back door and all windows are locked when leaving the cottage.

  • Guests are responsible for their own belongings and should store valuables securely.

  • We are not responsible for any lost or forgotten items, but we will do our best to return them if found (shipping costs may apply).

  • Please do not access or use anything from any private housekeeping storage area marked as private.

 

10. Parking:

  • Parking is only permitted in designated area. Please do not park on the grass verges.

  • Sadly we do not have an electric charger at the cottage. Please do not charge your car via an internal plug socket.

 

11. Pets:

  • Up to 2 well behaved dogs are allowed with prior approval. Please don’t leave dogs in the property unsupervised. Dogs are not allowed on beds or sofas/chairs. Should your dog be prone to this at home, please bring clean throws to cover the sofas, just in case. No other pets are permitted without explicit written permission.

 

12. Cancellation:

  • If you cancel your reservation prior to 30 days before check in, you will receive a refund of your deposit in full. If cancelled within 30 days of check in, then no refund will be given.

  • We strongly recommend that you take out travel insurance at the time of booking so you can make a claim in the unlikely event that you are no longer able to visit for any reason.

By confirming your booking, you acknowledge that you have read, understood, and agree to comply with these terms and house rules. Non-compliance may result in additional charges or cancellation of your booking.
